We check the areas and systems that apply to your home and document observations in a service report. The items below describe a typical visit. Your checklist can be adjusted for your floor plan, equipment, and instructions.
Home Watch is a visual review for readily observable issues. If something needs attention, we document it and contact you so you can decide on the next step.
Inside the Home
Entry & Security
Note the condition of doors and windows, manage the alarm as instructed, and check that openings are secured before departure.
Temperature & Moisture
Record thermostat and humidity readings where available, observe HVAC operation, and look for visible signs of excess moisture or leaks.
Room-by-Room Review
Look at ceilings, corners, vents, walls, floors, and baseboards for visible water damage, pests, mildew, or changes since the last visit.
Plumbing Fixtures
Where authorized, run sinks, showers, and tubs; flush toilets; and check around fixtures and beneath accessible sinks for leaks.
Kitchen & Appliances
Observe operating refrigerators and freezers for signs of cooling problems and note appliance clocks that suggest a possible power interruption.
Departure Check
Return thermostat and water settings according to your instructions, secure the home, and complete the visit report.
Outside the Home
Structure & Openings
Walk around accessible areas and look from the ground for visible roof, gutter, siding, window, screen, and door concerns.
Grounds & Access
Note obvious landscaping problems, pest activity, fallen branches, storm debris, or signs of unauthorized entry.
Porches, Decks & Docks
Visually check accessible outdoor living areas and lakeside structures for obvious damage or changes, where included in your service agreement.
Mail & Deliveries
Handle visible flyers, newspapers, mail, or packages according to the instructions you provide.
Garage & Outbuildings
- Look for visible leaks, pests, moisture, and changes around walls, ceilings, and accessible equipment.
- Observe water heaters, HVAC equipment, and operating refrigerators or freezers where present and safely accessible.
- Make a visual walk-around of vehicles left on the property, if requested.
- Check the garage door's operation only when requested and safe to do so.
Reporting & Follow-Up
Following each visit, you receive a report of the areas checked and any conditions needing attention. Photos can help show the issue when appropriate. We contact you promptly about concerns that call for a decision.
Additional Services & Fees
These optional tasks are available to home watch clients by arrangement. The prices below are drawn from the reference service schedule; confirm the services and rates that apply to your property.
Automobiles
Start and idle during a regular visit, or disconnect and reconnect a battery maintainer: included. Pull out of the garage and idle: $5. Uncover and re-cover: $2. Drive for approximately 10 minutes: $10. Seasonal vehicle preparation: $10.
Golf Carts
Charge: included. Drive for approximately 10 minutes: $10. Remove and replace a cover: $2. Add water to batteries: $15.
Property Assistance
Pool water, contractor or pest-control access, package delivery, opening or closing the home, and storm preparation: $40 per hour.
Plant Watering
Up to three plants: included. Four to ten plants: $10. Eleven or more: quoted individually.
Smoke Detector Batteries
Replacement labor with your batteries: included. Supplied batteries: $4 each for 9V or $1.50 each for AA/AAA. High ceilings (11β20 feet): $40 per person per hour, plus batteries; two people required.
Service Notes
- Hourly work has a one-hour minimum, then is billed in 15-minute increments.
- Driving beyond approximately 10 minutes requires a separate quote. Vehicle driving also requires appropriate insurance authorization.
- Outdoor work at a second-story height or above is excluded. Storm shutter work is limited to electric or crank-operated shutters, or coordination with a qualified provider.
- Seasonal vehicle preparation can include a maintainer, vehicle dryer, moisture absorber, and cover when the client supplies the applicable equipment.
